LOCATION
Chippenham is an historic Wiltshire market town situated on the M4 corridor midway between Swindon (21 miles to the east) and Bath and Bristol (13 and 25 miles to the west). The urban population is estimated to be 35,000 and is a regional employment centre to the North Wiltshire region with significant new build housing allocations. The site is located approximately 1 mile south west of Chippenham, immediately adjacent to the Chippenham – Bath railway line. Corsham is situated just over a mile to the west. The main access to the site is from the A350 approximately 1 mile to the east and the A4 is approximately 2 miles to the west. Chippenham has mainline rail access to London Paddington in 1hr 15 mins.

DESCRIPTION
The site extends to approximately 14.84 acres (6ha). The site can be accessed from the north via the A4 and from the south via the A350. From the documents we have reviewed it would appear that the land was formerly used by the MoD and some structures remain from the former use as a MoD sidings. A traveller site is located immediately north east of the site.
An open sided building (former engine shed) extending to approximately 10,724 sq ft (996 sq m) is located on the south western side of the site. A railhead offering potential to connect to the rail network is located on the western boundary of the site.

SERVICES
Prospective purchasers to make their own enquiries concerning utility services to the land. A feasibility study regarding an electricity supply to the site confirmed that there is currently sufficient capacity to accommodate 1500KVA at an estimated cost of £250,000 plus VAT.
